Our Offered Services and Charges:

Let Only Basis (7% of Gross Rent)

  • Visit and do the market valuation/Appraisal of the property.
  • Take professional photographs of the property including 3D photos,Video and floor plans for best market strategy.
  • Advertise on all major property portals includes Zoopla,Rightmove,spare room,GNB Habitat,Facebook,Instagram,Tick tok, X etc
  • Arrange and manage all the potential viewings.
  • Undertake full comprehensive referencing checks for potential applicants..
  • Report back to the landlord on the progress and seek approval for the new applicant.
  • Upon final approval of the applicant from the landlord, we create the tenancy agreement (AST)and other related documents to the tenancy and sign with the applicant and then they become our tenants.
  • Take full payment of the first rent, deposit, and transfer into the landlord’s account after deducting our charges/fees.
  • The landlord deals with all the deposit matters and inventory check-in and check-out with tenants.
  • Deal with all the deposit matters at the beginning of the tenancy and secure in the relevant scheme and issue the certificate to the tenant.
  • Deposit matter at the end of tenancy will be dealt by the landlord. He has to agree with the tenant directly for any deductions or compensations. We will return upon the landlord and tenant’s mutual consent.
  • Landlord has to deal with the deposit related disputes and its resolution.

Full Management (12% of the Gross Rent)

  • All the points mentioned in the Let and Rent collection plus:
  • Dealing with all maintenance and arranging the contractors with the prior approval of the landlord/client.
  • Managing gas safety certificates, Energy performance Certificates, and Electrical installation condition reports ( EICR) certificates if required.
  • Property management visits once a year and reports to the landlord with pictures & property condition reports.
  • Inventory check in and check out
  • Deal all the deposit matters including any disputes.
  • Advice on serving the Sections for evictions or rent arrears or any breach of agreement terms.
  • Excluding the eviction process of the tenants which will be handled by the third party.

Full Management (12% of the Gross Rent)

  • All the points mentioned in the Let and Rent collection plus:
  • Dealing with all maintenance and arranging the contractors with the prior approval of the landlord/client.
  • Managing gas safety certificates, Energy performance Certificates, and Electrical installation condition reports ( EICR) certificates if required.
  • Property management visits once a year and reports to the landlord with pictures & property condition reports.
  • Inventory check in and check out
  • Deal all the deposit matters including any disputes.
  • Advice on serving the Sections for evictions or rent arrears or any breach of agreement terms.
  • Excluding the eviction process of the tenants which will be handled by the third party.

HMO Management (14% of the Gross Rent) (Room to Room / HMO)

  • All the services mentioned above in full management PLUS:
  • Manage multiple tenants/ASTs in one property.
  • Utility Bills management in the property, incl. Electric, Gas, water, WIFI, etc.
  • All tenancies are related to one house/flat.
  • All inventory checks in and out for all the tenants/Rooms.
  • Fire alarm maintenance is in the case of an HMO licence.
  • Manage weekly cleaning.
  • All the maintenance issues were raised on the property.
  • Fair use policy management with the tenants.

Guaranteed Rent Scheme

Cribs Estates Ltd offers competitive rates for guaranteed rent schemes and room-to-room renting. These services provide landlords with a stress-free way to manage their properties, eliminating concerns about void periods, maintenance issues, and rent arrears. Once we take on a property under a guaranteed rent agreement, landlords receive consistent monthly payments directly into their accounts, regardless of whether the property is occupied.

Excluded from the Above Services

Cribs Estates Ltd will use third-party services for the following, and charges will be payable by the client:

  • Legal notices to the tenants, e.g, Section 8 or Section 21 for non-payment of rent or to get the possession back of the property, will be handled by a third party which can be a solicitor.
  • The landlord will pay any legal costs and court fees separately for any eviction processes.
  • Agents (Cribs Estates Ltd) cannot represent landlords in court, so the landlord or barristers will represent them before HM courts or if we need to represent the landlord in the court then the cost is £250.00 (Half Day)
  • Any insurance matter, including fire or theft, will be outsourced to a third party.
  • Third-party experts will handle any other services not covered above, and charges will be payable by the landlord.
  • Check-in and check-out inventory up to a 3-bedroom house/flat – Our charges are £180.00 Incl. VAT for check-in and the same for check-out @ £180.00 Incl VAT. Houses/flats with more than 3 bedrooms will be discussed at the time.
  • Room inventory £100.00 Incl. VAT
  • Deposit protection Fees £75 + VAT

Important Notice

Due to the "Tenancy Fee Ban" law, from the 1st of June 2019, all tenancy reference checks and credit checks will be a chargeable service at £450.00 Plus VAT.


Tenants Reference Checks Include:

  • Detailed Credit reference checks.
  • Right to rent check.
  • Anti-Money Laundering (AML) Checks if required.
  • Contacting previous landlords and employers.
  • Verifying IDs, payslips, bank statements, and other income documents.
